Tract 1: This property has 81 acres on County Road J15, about 7 miles northeast of Bloomfield. It includes 10 acres of pasture, 31.6 acres of crop land, two ponds, and 30 acres of mature timber.

Tract 2: This property covers 141 acres, located 7 miles east of Tract 1. It has 13 acres in CRP expiring in 2030, 35.8 acres of bottom ground being cropped, and 68 acres of permanent pasture split into two paddocks with excellent fencing. The buyer will get the 2025 crop rent as a credit at closing and all of the 2025 CRP payment. The mineral rights for the eastern 61 acres of Tract 2 are held by a previous owner. Two 24-inch high-pressure gas pipelines run through Tract 2.

Property Directions

Tract 1: From Bloomfield, Iowa, drive north on Highway 63 for 6.5 miles until you reach Floris Road (County J15). Turn east on J15 and go 1.25 miles to the field entrance. Tract 1 is south of the highway.

Tract 2: From Floris, Iowa, head east on County Road J15 for 1.6 miles to Rose Avenue. Turn south and east onto Rose Avenue for one mile to Ruby Boulevard. Go east and south on Ruby Boulevard for ¾ mile to 145th Street. Turn east on 145th Street for one mile to Shale Avenue. Turn south on Shale Avenue for ½ mile to 150th Street, which is the northwest corner of Tract 2. The farm is south of 150th and east of Shale Avenue. Watch for signs on both tracts.
